RETROFIT NJ provides grants to commercial, industrial, and institutional building owners or tenants in New Jersey to fund large-scale decarbonization retrofit projects. Eligible projects must involve Thermal Energy Networks or include work from at least three scope categories such as on-site renewable energy, electrification/fuel switching, refrigerant replacement, energy storage, or energy efficiency improvements. Funds are disbursed on a reimbursement basis across construction milestones.

- Eligibility
- Commercial, Industrial, or Institutional building owners OR equivalent tenants seeking to complete retrofit construction projects in existing eligible building spaces in New Jersey. Tenants must demonstrate owner approval and a valid lease for one year beyond the construction timeline. Buildings must be Class 4A, 4B, 4C (multi-family owned by commercial/institutional entity), 15A–15F properties. Projects must have a minimum total eligible overall cost of $5,000,000 and demonstrate at least 1 metric ton of CO2e reduction per $250 of requested grant award over the project's useful life.
