RETROFIT NJ is a large-scale building decarbonization grant program administered by NJEDA that funds emissions reductions and energy efficiency improvements in commercial, industrial, and institutional buildings. Eligible costs include construction labor, equipment, materials, and soft costs (up to 20% of total project costs) directly related to emissions reductions or energy efficiency. Electric vehicle charging infrastructure may optionally be included in project scopes.

- Commercial buildings (Class 4A), Industrial buildings (Class 4B), and Institutional entities (including non-profits, public entities, and privately-owned 100% affordable housing deed-restricted for a minimum of 30 years and/or compliant with NJ's UHAC). Applicants must be building owners or tenants with landlord approval. Contractors must be registered with NJDOL as Public Works Registered Contractors at prevailing wage rates. Applicants must demonstrate ability to cover project costs not covered by the grant plus a 10% contingency.
