NJ Cool Pilot Program – Phase 2
New Jersey — state programgrants ranging from $50,000 to $1 million; 50% of eligible project costs; up to 60% for full building electrification projects
A $25 million grant program administered by the NJEDA to reimburse commercial, industrial, and institutional building owners and tenants for retrofit construction costs that reduce operating greenhouse gas emissions. Eligible projects must be located in State-designated Overburdened or Adjacent Communities and must include both a renewable energy/storage component and a clean heating and cooling upgrade.

- Eligibility
- Commercial, industrial, or institutional building owners OR equivalent tenants completing retrofit construction projects in existing eligible buildings located within NJ State-designated Overburdened Communities or Adjacent Communities. Commercial and Industrial applicants must have less than $5 million in revenue. State government entities are not eligible. Tenants must demonstrate owner approval and a valid lease extending one year beyond the project construction timeline. Maximum of $3 million in total grants per EIN.
