NJ Cool Pilot Program – Phase 2
New Jersey — state program$50,000 to $1,000,000 per project; 50% of eligible project costs (up to 60% for full building electrification); maximum of $3 million per EIN
A $25 million grant program administered by the NJEDA to reimburse commercial, industrial, and institutional building owners and tenants for retrofit construction projects that reduce operating greenhouse gas emissions in State-designated Overburdened Community and Adjacent Community census blocks. Eligible projects must include both a renewable energy generation/storage component and a clean heating and cooling component. Grants reimburse 50% of eligible construction costs (up to 60% for full building electrification).

- Eligibility
- Commercial, industrial, or institutional building owners or equivalent tenants completing retrofit construction projects in NJ State-Designated Overburdened Communities (OBCs) or Adjacent Communities. Commercial and Industrial applicants must have less than $5 million in revenue. Buildings must meet eligible property classes (4A, 4B, 15A, 15B, 15C, 15D, 15F). State government entities are not eligible. Tenants must demonstrate owner approval and a valid lease extending one year beyond the project construction timeline. Projects must have total eligible costs of at least $100,000.
